“BEFORE”

Welcome to my newest home decor revamp! I’ve decided to post in increments because the entire house was redone before we moved in, about 3 months ago.  There would be way too much to post all at once in order to show the fun before-and-after pictures.  Time is really hard to come by so it will be easier to post a room at a time!

We were only vaguely considering moving when we came across this house.  My husband fell in love with the location and the lot, but after recently finishing the remodel on the last house, I was not in the mood to do it all over again, so I struck a deal with him.  I said we could buy the house, IF he would let me remodel the entire thing BEFORE moving in.  He agreed to a budget I could use on the remodel, agreed to let me do whatever I wanted.  All he cared about was getting the house.

Although this property was well taken care of, and pristine, it just wasn’t me.  The family we purchased the home from, were very nice people.  They had an open house, and a few people making offers within the first day – including us.  My husband is not perfect. At all.  That being said, I can say this…he is a very hard worker.  He deserved this house that he wanted so badly. We had no debt, no children to put through college so if the man wants this house, I wanted him to have it. All I ask is for some style. So we entered into our arrangement.  He was busy and wanted nothing to do with contractors and tile shopping. That worked out great for me!

To save money, I was the contractor and I hired out the workers and purchased all materials. By this time I had done 4 homes so it’s pretty simple…don’t get screwed over. I believe in buying your own materials so that you can more clearly see exactly what labor is costing you.

The guest bathroom in this house was modified for handicapped usage.  It, had a roll-in shower, and french doors for ease of access.  The french doors went into a bedroom that we turned into a media room, so I needed the door hole closed because it wasted a needed wall in that room.  I knew the bathroom remodel would cost the most.  I needed the french doors taken out, all tile removed, and something done with the shower.

Guest Bathroom “BEFORE”

I decided that I needed marble.  Instead of putting in a white claw foot tub, I opted for black and white marble walls.  A walk in spa shower, with a raining shower head would be acceptable for a guest bathroom.  The money saved on a tub, was used for the marble instead .  Honestly, since it’s very rare that anyone comes to stay and even if they do – most people take a shower rather than a bath when staying at someone’s house anyway.

Marble wall tile was also another way of avoiding water splatter on painted walls.  My husband shakes his hands like a dog so water gets everywhere. Marble would be glamorous and have the added benefit of being easier to clean.

I had the tile guys build a wall to keep shower splatters inside the shower area, but again, one of the great battles in life in shower glass.  I loathe shower glass.  Shower curtains are common.  This was my answer. No glass door.

revamp (1 of 1)-3

I chose the mirror from ZGallerie.  It’s named Chloe. The chandelier is from there as well.  I found the vanity on line at Home Depot.  Materials cost me about $3,000 for this bathroom. That doesn’t include labor obviously.  I love the way it turned out.

I was inspired by the trip to Paris earlier in the year.  I do not like trendy glam because it’s appeal fades quickly.  Old world glam is more fun to me. I don’t think black marble can ever be a bad thing. A little over the top? Of course.

I used spare marble around the fireplace to connect and flow, but I’ll show that in a living room post coming up!

CALIFORNIA GLAM-ESTATE HOT-PICKS: NEWPORT COAST, CA

(vol 4)
Newport Coast, California, new home, glam home decor, decor ideas, real estate, Luxor Leasing and real estate, Houston Texas, Apartment Locator

Whenever we are fortunate enough to travel, I love going to see real estate in different areas.  This is for a lot of reasons. Basically, I adore landscaping done well, architecture and seeing what a dollar gets you in different parts of America.

There are many beautiful homes and condos in Newport Beach. The current median home price, of those for sale is around $3,750,000 in the area.  This one is listed at an asking rice of $4,595,000.

Some of the homes that were listed closer to $1,000,000 just did not have architecture that spoke to me, if you will.

This one has a great Tuscan look on the outside, amazing ocean views and plenty of great outdoor areas to sit and enjoy the amazing weather.

Spaces like the cozy, arched bathroom above, adds a lot to the feel of the property.  I also enjoy viewing these homes, because it can inspire you to incorporate a look into your own place.  The colors on the walls above, would add a rich touch to any bathroom.

The open views to the outdoor fireplace are amazing, as is this entire layout.  Furnishings are minimal, with a perfect blend of old world and contemporary for an ageless look and feel.

Although the dining area focus is on the ocean view, I’d still be tempted to throw up some rich decor pieces on the table and some type of flowing curtains that would not hinder the view.

Again, the flow of the home can be seen more easily above.

Then there’s this view. BAM! This would be an amazing place to live life. The air feels so rich, and actually you will need to be…for an ocean view such as this one along the California coastline!

TEXAS GLAM-ESTATE HOT-PICKS (vol 3)

(vol 3)
Texas Top Real Estate Listings, decor, Luxor by Stephanie Dawn Sjoberg, Luxor Leasing and Real Estate, Luxor Living and Style Blog, Texas blog
Goodness.  It took me longer than I’d hoped to find a Texas home to add to the Luxor Glam-Estate list.  Then, I happened across this Georgian style home in my area of town…The Woodlands, Texas.

I’d looked at some homes that were much more expensive than this one, which is listed at $4,750,000… however, just because they cost more, does not mean the decor is one I would feature.

In some extremely large homes, the furnishings match each other perfectly from one room to the next, and sometimes the personality gets lost.

This one has the black and white checkered marble look that I absolutely adore.

Each room flows easily to the other, yet carries itself independent of the other.

If you’ve never been to the area, you can check out this previous post. The Woodlands is also about 3 miles from Old Town Spring, which is where we do most of our blog post photos from.

     This wine room is amazing!

The master suite is a bit to sterile for my taste, I prefer a bit more drama, but I do love that it flows into the most fabulous bathroom, which is probably where the party is!

     Amazingly romantic architecture and space.

Very glam! Keeping it simple with fabulous white marble flooring.

I love the cozy movie room.  I like that the sofas enable people to sit together rather than each person alone in their own recliner. I’m all about the intimacy. Well, and the animal print.  Look at the fabulous carpet!

There is so much more to the Georgian style home, including fabulous landscaping and pool area, but I always love to show what I call…the money room.

The money room is the home office area, in which I envision that someone must surely sit at least a few hours a day, wheeling and dealing and running the calculator, checking on investments, cutting checks and planning the next trip to Aspen.

Most people say that the kitchen is the heart of the home, but hell, I say it’s the Money Room.  It’s the engine that fuels the machine and keeps the lights on.
